We have a few different processes that we use when it comes to buying timber.
First method we come mark the timber, cut the trees on a grade and yield. This is where we bring out all the trees we marked to a landing. Then buyers come in and bid on the cut trees. Depending on the quality of timber the seller could get 60% up to 90% from the sale.

The second method is the more traditional way. We mark the trees and figure a price and we then pay in full before any trees are cut. This is the safest way with no risk to the seller.
The third way has more upside for the seller. We we use a combination of the first two processes. We mark the trees, figure a price. This price becomes the minimum you will receive no matter how the trees cut. The upside is you get safety of the paid in full option but the upside is you get the grade and yield option. It works very well. I work to ensure that both the seller and I get the most money out of the logs.
